      About the house: Very small and limited storage but easy to heat. No Extractor fan for dryer so moisture can be an issue in winter. Some mould problems.


      Landlord/Property Manager: The landlords of this flat make a LOT of promises but do not follow through on any of them. They respond quickly to emails but take an extremely long time to have issued checked and when they do it is usually by someone not qualified to fix the issue. For example blocked gutters caused leaks in the roof and it took about 4 visits by 4 different people for them to figure out why.

      About the house: Great flat; perfect location for most students, 5 minutes from med/dent/physio/pharm area, 5 minutes from new world, a jump away from rec building, central library, lecture theatres around central etc. Despite closeness road is not busy, and just a block away from hearing parties etc so usually fine. That being said, helicopter from hospital is annoying and trucks going down SH1 is audible. Good noise control from stuff out of the flat, but thin walls between rooms means that you have to noise conscience at the flat; I've had to start wearing earplugs at night because of nightly flushes etc. Rooms are quite small and if you don't want to downgrade to single/king single etc and remain with a double or queen it will be quite tight. But otherwise fine. Has everything else you need :) Fibre internet, dishwasher, tumble dryer, washing machine, fridge etc. Semi furnished ( a few desks and chairs etc, but not enough to live on). Overall an excellent flat.


      Landlord/Property Manager: Landlord is an amazing guy. He lives in Tauranga so you may only see him once a year but he is pretty on to it if there is a problem. There are some delays getting things done but you have to be realistic as he is organising fix ups etc from a different city without an idea as to the true details of the problem. Last review on this place rated the landlord as meh. This was due to a leaky window that took 5 attempts before getting fixed. The occupant of that room got pissed and that is justified but I would not rank that as an incompetence on the landlord. Eventually got fixed and is no longer an issue.


      Best Thing: Location! Fall out of bed and get to places on time


      Worst Thing: Room size; I never gave up on my queen bed which made things cramped. Just a bit bigger in the rooms department and this would be the perfect flat with realistic standards on student flatting
