About the house: The downstairs bedrooms get very little/no direct sun past 11am in Winter, North facing downstairs room has tree and neighbour houses shading it.
Can't really hear neighbours in adjoining flat.
The upstairs kitchen/living space gets warm in evening from cooking and oven use.
Landlord/Property Manager: He lives far away, but is quite good at maintaining the flat.
Best Thing: lush carpet

About the house: The paintwork and carpets are all in great condition after having touch ups done for us. The landlord lives in the North Island but is fantastic, we contacted him about wanting new curtains and he sent someone in straight away and is replacing all curtains, plus is adding shower domes to both showers. The flat is warmer than all others I have lived in, in Dunedin, the heat pump heats the living, dining and kitchen area quickly. The bedrooms however receive little sunlight so can be cooler, though are easy to heat if you have your own heater as they are small. The soundproofing is poor in the flat and it is exceptionally loud in the bedrooms closest to the bathrooms when the showers are in use.
Landlord/Property Manager: The landlord as previously mentioned is helpful and looks after tenants well.
Best Thing: Cosy, well looked after and nice sea view
Worst Thing: The bedrooms are cold and can be damp without heaters
