About the house: The flat has a great lounge/kitchen area and is in a prime location. Upstairs can be semi-warm in winter and the outdoor living area is good. However it is extremely cold, damp and moldy. We had a number of issues with maintenance throughout the year as the prominent Dunedin housing management agency either did not respond or did so very slowly. We believe this was due the complete incompetence of the manager who happens to be the owner of the agencies son. For example we have sewage on our back lawn for over a week and we had to go months without sockets in the kitchen working. Good flat, terrible management.
Landlord/Property Manager: The housing manager was a shocker to deal with. Tried to rip us off for our bond and was very slow to deal with the most basic maintenance requests. Would not use the agency ever again.
Best Thing: the balcony got sun.

About the house: Damp, dirty, incredibly poor property management.
The downstairs part of the flat is freezing at all times, upstairs not quite as bad. Incredibly damp, especially in living room areas. House was absolutely infested with mice, no matter how many traps we set. Really grotty carpet and windows don't shut properly.
It is a shame as the house is well located, with large rooms, a back court area and a front yard. It has the potential to be a real great flat with better property managers.
House has great character, full of quirks and stories. Have to agree with the previous tenants, great flat but awful management.
Landlord/Property Manager: Even though they are a major Dunedin rental company, we would never ever rent with them again.
Getting bond out of them was like getting blood out of a stone. Very uncommunicative making the whole process very drawn out and difficult. We naively signed a blank bond form after a verbal agreement with the property manager, later we found out a different amount was entered by the company and we received significantly less bond money back then agreed upon. We have yet to be given an explanation to where the extra money went.
From the previous reviews of this flat, and from others who have rented with the company, this seems to be standard practice within the company management. Very disappointing.
