About the house: Although it's a pretty far flat, it's a really big house that will offer lots of fun times! The rooms are not too big so easier to get warmer.
As well, the house is well insulated, and the landlord offers most of the first bottle of diesel to warm up the flat.
Also, don't worry about noise complains as the only neighbours you have are chill and because the house is well insulated.
I personnally appreciate having a walk of 30minutes to uni everyday, it helps me chill out and not stress too much.
