About the house: very difficult landlord

About the house: Big lounge with new carpet, average back yard and nice front yard
The flat has mould, landlord refuses to acknowledge shower needs more ventilation. Hot water cylinder is tiny and takes ages to heat up so 3 quick showers max a morning.
No sun at all. Big windows on street side remove privacy and cause targets for drunk idiots. Excessively large heat pump for lounge.
Landlord/Property Manager: Uncooperative landlord who consistently arrives unannounced, enters property without invite or notice, adds clauses to tenancy agreement that hold entire bond as ransom for cooperation, takes advantage of students, patches things rather than fix them (oven had to be "fixed" three times").
Flat inspections are a pain, the house has to be immaculately clean, once got very upset that the carpet wasnt vaccumed despite him arriving without notice. Any attempt to call him out resulted in rude and curt responses and declaring he was "within his rights to visit his property 24 hours a day without warning" which we all know isn't true
Tries to pay you off if there is a genuine problem, but causes more issues than it actually fixes.
Best Thing: Location was pretty good
Worst Thing: Landlord matches up to some horror stories you hear
About the house: Good: Amazing landlord, always more than happy to help us. Good sized rooms and the lounge is a good communal area. Plenty of storage in the kitchen which is always a plus. Really good second year area. The back garden gets a heap of sun and is great for chill times in the summer.
Bad: Flat can be cold, however that's expected from majority of Dunedin flats.
Landlord/Property Manager: Landlord is amazing, if we have any problems he gets back to us before the end of the day. Really nice guy and has good communication, keeps the garden well maintained also.
Best Thing: Location and the back garden.
Worst Thing: Cold in winter
About the house: Great flat overall, downstairs kitchen and lounge is a nice open area and rooms are a decent size. Landlord keeps garden in check. Handy 10 minute walk to Uni
Landlord/Property Manager: Seems like a great guy always willing to help if anything needs fixed or lawns need trimmed. Always gives a days notice before coming around and is friendly
Best Thing: Big open lounge
Worst Thing: Poor sunlight in some rooms
About the house: Good location. Right next to the university. Reasonable sized rooms. Can get cold in winter but if you're not ridiculously stingy with power you'll be fine.
Landlord/Property Manager: Awesome landlord. Speedy responses to communication from us. He once came twice in one day to help us out even though it was our fault for not telling him about the second problem. Top bloke and always a pleasure to deal with.
