62 Grange Street
About the house: Great location for Otago University students being a short 2 minute walk to the central library. Open living area, 4 bedrooms and has a heatpump located downstairs. Has brand new carpet all upstairs which makes it feel more like at home. The bedrooms aren't very soundproof though and it makes it hard for the only bedroom upstairs as it is located right beside the kitchen.
Unfortunately the heatpump is not very effective as the heat doesn't go into any bedrooms and will only start to go into the lounge if it is left on for a long period of time.
The shower doesn't have a fan for ventilation so mould is likely to build up on the ceiling and walls.
Landlord/Property Manager: The landlord is very nice and sometimes does take a while to respond to emails but almost always eventually does. The landlord happily replaced our dishwasher, fridge and washing machine as they were faulty but it took approximately 2 months to have this sorted.
The landlord also requires you pay two bonds as he requires one for his insurance and we still cant seem to make sense why.
Best Thing: open living area
Worst Thing: my bedroom as it was upstairs and not soundproof whatsoever
About the house: The lounge is a great open living area getting about 1 hour of warm sun in the afternoon. There is four bedrooms all of which are not soundproof. There is one bedroom upstairs which is particularly noisy as it is located right beside the kitchen.
The heating is not effective in this house as it does not produce heat to the areas where the tenants will spend most of their time in the flat such as their bedroom and in the lounge.
The shower has poor ventilation resulting in lots of moisture and therefore build up of mould.
The outside stairs have no grip on them making them a hazard when it is icy.
Landlord/Property Manager: The landlord is nice, will always take him about a week to reply but he will try help you with any matter.
Best Thing: Open living room
Worst Thing: no soundproof in the rooms and the poor heating
